📋 The Client Brief

A local resident in the Millfields Park area reached out with a multi-stage garden requirement. The challenge was to relocate an existing timber shed to a new, more efficient position and construct a bespoke, high-quality timber pergola to create a functional outdoor social space.

Key Requirements:

  • Asset Salvage: Dismantle the existing shed without structural damage.
  • Longevity: Install a rot-proof foundation for the relocated structure.
  • Artisan Finish: Design a pergola with traditional joinery that stands the test of London weather.

🏗️ Phase 1: Structural Shed Recovery & Relocation

Relocating aged timber is a surgical process. We focus on structural integrity rather than just “moving” the unit.

The Technical Execution (Labor: £650)

  • Controlled Deconstruction: Stripping the mineral felt and manually extracting fixings to prevent “racking” or splitting the tongue-and-groove panels.
  • The Foundation (Sub-Frame): Most sheds in E5 fail due to rising damp. We specify a UC3 pressure-treated timber sub-frame (50mm x 100mm) set on adjustable risers. This creates 360° airflow beneath the floor.
  • Precision Re-assembly: Squaring the frame to 1mm tolerances to ensure doors and windows remain perfectly aligned.

Materials & Fixings (£280)

  • Weatherproofing: 38kg Heavy-duty green mineral glass-fiber felt.
  • Structural Hardware: 4.5mm x 50mm exterior-grade screws and galvanized clout nails.
  • Protection: End-grain sealer applied to all new cuts to block moisture ingress.

🪵 Phase 2: The Custom Artisan Pergola

A bespoke 2.4m x 2.4m structure designed for heavy climbing plants and decades of use.

The Technical Execution (Labor: £750)

  • Sub-Soil Footings: Digging 4x structural footings to a 600mm depth to reach stable Hackney sub-soil.
  • Traditional Joinery: Hand-cutting half-lap notches into the main rafters. This interlocking design provides 4x more lateral strength than simple “bolted-on” beams.
  • Stability: Posts are laser-leveled and set in high-yield Postcrete with a rain-shedding taper at ground level.

Materials & Hardware (£520)

  • Timber Spec: Premium Sawn, Pressure-Treated Softwood (100mm x 100mm posts / 47mm x 150mm rafters).
  • Hardware: M12 x 160mm Galvanized Coach Bolts with oversized washers for maximum structural clamping.
  • Foundations: 8-10 bags of rapid-set structural Postcrete.

🚛 Phase 3: Logistics & Site Management

Managing the “Hackney Factor” to ensure a stress-free experience for the neighbor.

Management & Logistics (£350 – £400)

  • Waste Management: Removal of old roofing felt, rotted floor joists, and existing garden debris. Coordination of a Wait & Load van or 6-yard skip.
  • Council Compliance: Management of Hackney CPZ Tradesman Permits (Zone E/U) and daily parking dispensations.
  • Professional Clean-Down: Full site sweep and property protection during material transit.
